Abstract:
The construction or purchase of an individual house outside the city, characterized by a more modern, comfortable and desirable standard of living, is a goal for many families. In accordance with this, around the major cities there are large and small cottage settlements that offer modern infrastructure, protected area and other amenities. The study analyzed about 50 cottage settlements of economy and business class around the city of Kazan, which allowed to make the most complete picture of the events in this segment of residential real estate. Cottage settlements were analyzed according to such characteristics as location, land status, number, size and cost of land, availability of utilities and social infrastructure, quality of road surface inside the village, quality of safety, environmental conditions, stage of implementation and developer (investor) of the project. As a result of research, it was revealed that still the majority of cottage settlements realize the land plots without contract. Their share is 85% of the total, which reflects the decline in the purchasing power of the population against the background of the crisis in the economy. The materials of the article may be of practical importance for development companies, as well as for potential buyers of land plots in cottage settlements of the Republic of Tatarstan.
