Integrated assessment of the project for the construction of an individual residential building through on-line tools

Abstract:
The article considers a separate significant segment of the construction market such as an individual low-rise construction, which in the last fifteen years has often been discussed in the economic and social spheres of life of the Russian society. We focus on the process of decision-making by a separate consumer prototype in the implementation of individual housing projects with imitation of a lack of specific knowledge on this issue. The main goal of this paper is to identify the shortcomings of available tools for consumers’ decision-making and possible prospective "implementations" accelerating the decision-making process. In the article we make the first attempt to compare the perception of construction cost by a potential consumer with the qualitative characteristics of the property. We describe the tasks formed by modern demand and one of the numerous solutions that has its advantages. The presented approach in the form of an integrated assessment of the projects for the construction of an individual house has distinct advantages such as an unlimited number of used assessment criteria, the heterogeneity in the application of criteria etc. Application of the tools of preliminary assessment of construction cost in conjunction with a comprehensive assessment can become a more convenient tool for effective interaction between market participants. The application of the computational model of integrated assessment will make it possible for any potential customer on Russian territory to make an independent and optimal choice of the construction project. The prospect of this research direction is determined by the formation of new approaches to market pricing that takes into account the score and rating assessment formed by models based on consumer behavior.
