Housing cooperatives as an alternative housing funding scheme

Abstract:
Most of the housing objects are put into operation as objects of shared construction. To streamline the market situation and reduce the actors’ risks, there is the law on equity participation. The law stipulates a pretty tough frame within which the developers should act. Along with this, and up to this day there are schemes to attract cash investors to bypass the established by law order. In this regard, we set a goal to identify the "gray" schemes that violate existing laws. By the results of the survey conducted by the mystery shopper, there were some alternative schemes used by developers, and the reasons for their existence. The conclusions will be useful for market participants and citizens wishing to reduce their risks in the primary market of residential real estate.
